How and where should I start a Bed and Breakfast?

OK, my parents and I are looking to start up a small business. Right now, we are looking to start a Bed & Breakfast, and than branch off into toys, and myself a couple other things on my own perhaps. Ok, we are thinking of maybe a old fashioned toy type theme, with a train room, doll room… I am thinking maybe an hour or so outside of Washington D.C. might be a good place, due to D.C., the beach, Williamsburg… being near there, and it is close to a halfway point to Disney World. Yes, we are thinking of a giftshop. We are looking for a more rural property as well, but no pool or anything like that most likely. Maybe near some woods or something.

I would do it somewhere where a lot of tourists go.
I know my mom and stepdad stayed at a bed and breakfast on their honeymoon in Martha's Vineyard and they had a great time.

You can either buy an existing or start from scratch.
Depending on the size of the property, # of rooms, pool etc, you may need huge liability insurance and permits in the`area.
If you create a retreat with a theme, you have the possibility to host groups from all over the world.
Anything from Yoga, Organic, Holistic, Religious, Hunters, Weddings,etc can work.
Even if it is in the middle of nowhere, "if you build it, they will come"
There is no "best" place. You can fail anywhere.
Touristy areas, the property will probably be quite expensive.
In remote locations, you can buy a huge amount of property and build an empire. It depends what your business plan is and your goals and available funds.
If you only have a few rooms, you might make a few bucks, but not get rich. Be realistic. Weekends will usually be busier than weekdays, and there will be a limit to what you can charge.
Being able to host weddings with a nice setting and able to accomodate groups can be very rewarding.
